A Home Buyer Report helps you to make an informed decision on whether or not to go ahead buying a property. Before you commit yourself legally to the purchase you can limit the risks by asking a chartered surveyor like Belstone to answer the two key question for you:

 

  • What is a reasonable price to pay for the property?
  • Are there any serious defects or specific risks with the property?

 

As an accredited RICS Surveyor, Belstone's Homebuyer service includes an inspection, a report and a valuation including building insurance valuation. This is all explained in detail in our 'Description of Service Pack' which we will give to you before you decide whether or not to proceed.

This type of report is designed for properties of traditional type and construction, apparently in reasonable condition. It identifies what the surveyor considers to be the most important issues and, by applying condition ratings to the elements of the building the report advises whether the defects are serious or urgent.

A Homebuyers report is an economical service and this is reflected in the mid-range price. Any surveyor who prepares a Homebuyers report must be licensed by the RICS.

Even if you are paying for a mortgage valuation report, the RICS still recommends that you arrange a survey by your own surveyor as the mortgage valuation report is for you lender, and not for you, it only answers the question of whether or not the property offers suitable security for your loan. It does not necessarily give you the details about the condition of the property that you should know before purchasing.
